Before submitting your property, please familiarise yourself with our standards and expectations for the properties that we accept into our program.
Building Guidelines & Expectations
1. Must be relatively new and/or upgraded to modern standards
2. Properly secured and monitored entrances and exits to the building
3. Have designated, secure parking areas
4. Interior and exterior of the building must be well-maintained (elevators, entryways, common areas, etc)
5. Must not have any rental restrictions
6. Situated in the downtown core, or high-demand areas approved by Imperial Suites
7. Free of loud noises such as fire halls, ongoing construction, LRT stations, high-volume traffic areas, etc
8. Building amenities such as a fitness room, pool, concierge, security are preferred but not required
9. In safe, well-maintained neighbourhoods
10. Should be in proximity to public transportation, grocery stores, and other basic amenities
Suite Guidelines & Expectations
1. Minimum size of 600 sq ft for 1 bedroom, 800 sq ft for a 2 bedroom and 1000 sq ft for a 3 bedroom2. Minimum of equal number of bathrooms as bedrooms
3. Bedroom size must be large enough to fit a queen-size bed
4. 6 appliances in well-maintained and working condition (includes washer and dryer)
5. Suite must be modern and in good-standing condition (counters, cupboards, walls, baseboards, floors, etc)
6. Suite should be free of regular occurring maintenance issues such as plumbing, electrical, heating etc
7. Air-conditioning is a preference but not a requirement (unless the suite is exposed to sun throughout the day)
8. Private balcony or patio
9. Ground-floor suites are generally not accepted
10. Furniture is relatively new by modern standards (expect to upgrade where age exceeds 5 years)
